Beckman Construction sells a defined project: the building, the inclusions, the exclusions, the schedule, and the handover. The services below are how that project is run. They are not separate products you can buy without a site.
01
Preconstruction
Before a price is issued, the office walks the constraints: what the building is, who must stay in it, which drawings exist, and which decisions are still open.
Allowances are named when a finish or a product is not chosen. An unnamed allowance is not a price.
- Site walk or existing drawings
- Inclusions and exclusions
- Named allowances
- A schedule you can read
02
Construction
Residential, commercial, industrial, and renovation work are delivered by the same lead. Trades are sequenced so one crew does not close work the next crew still needs.
The sector pages describe the constraint that usually matters: a household, a business day, a live plant, or an occupied interior.
- One project lead
- Trade sequence
- Occupied areas named
- Field questions recorded
03
Administration
Progress, issues, and changes stay in one file. A change states cost and time before extra work proceeds.
The owner should be able to see what was agreed, what moved, and what is still open.
- Progress against the schedule
- An issue log
- Written changes
- One person to call
04
Quality and closeout
Materials and workmanship are reviewed while the area is open. A punch list written only on the last day is a record of what was missed.
Handover is the completed scope, the inspections named in the contract, and the records the owner keeps.
- Reviews during the work
- Inspections in the contract
- Punch items dated
- A handover file

Start with the constraint, then the sector.
| If you need | Open | What it settles |
|---|---|---|
| A house or addition | Residential construction | Rooms in use, allowances, inspections |
| A workplace or shop | Commercial construction | Hours, access, phased hand-back |
| A plant or warehouse | Industrial construction | Shutdowns, site rules, closeout |
| An interior already in use | Renovation and fit-out | Existing conditions, dust, noise |
Straight answers
Can I hire only the administration?
Administration is how a Beckman project is run. It is not sold as a separate consulting retainer on this site.
Do you publish rates for each service?
No. The price is for the scope of that site.
Where do I start?
Send the location and the type of work through Contact. The reply is questions or a written proposal.
Send this with the first note
- The address
- New build or existing building
- Who must keep using it
- Drawings you already have
- A date, if one is fixed
- What finished has to include
The office replies within one business day. A reply is not a contract. Work starts when you accept the written scope.
