About this work

Commercial construction here means workplaces, retail, and mixed-use space. The contract states the hours work may be loud, the entrance the public still uses, and the date each area is handed back. Landlord rules are read before demolition, not after a complaint.

Scope sheet

Commercial scope that operations can read

A build-out is not “the third floor.” It is a list.

Item In a complete proposal Often missed
Area Square footage and the rooms, with a drawing reference A suite number only
Demolition What is removed and what stays, including ceilings Above-ceiling services assumed
Partitions and doors Rated walls and the door schedule Borrowed landlord doors
MEP Power, lighting, HVAC zones, and plumbing fixtures in the price Low-voltage and fire alarm left unspoken
Finishes Floor, paint, ceiling, and millwork as specified or allowed Furniture treated as construction
Hours Nights, weekends, or business hours, and noisy work “Coordinate later”
Access Freight elevator, loading dock, and the public entrance that stays open A dock that the landlord has not released
Closeout Punch by area, inspections, attic stock if specified, as-built notes One walkthrough for the whole floor

How a job of this kind moves

  1. 01

    Read the operation

What must stay open, the landlord’s rules, and the date the business needs the area.

  2. 02

    Price the listed work

Demolition, partitions, MEP, and finishes that are drawn. Exclusions are as visible as inclusions.

  3. 03

    Phase the floor

Each phase has a start, protection of the next suite, and a hand-back date.

  4. 04

    Return it to the business

The person named in the contract accepts the area against that phase’s punch list.

Details that belong on this page

Staying open

An occupied office or shop is phased. Staff should know which door to use the next morning. That path is in the plan.

After hours

Night and weekend work is in the proposal only when the building allows it. It is not added free because the day became inconvenient.

Base building versus tenant work

The proposal says which side owns the riser, the HVAC unit, and the fire alarm. Work on the landlord’s system is not assumed.

Furniture and IT

Desks, network switches, and security head-end are in the price only when listed. Otherwise they are the tenant’s vendors, scheduled around our hand-back.

Straight answers

Can the office stay open?

Yes when the proposal phases the work and names the area that remains in use. A full-floor gut is a different scope, and the proposal will say the floor is closed.

Do you deal with the landlord?

When the contract assigns that coordination. Building access, hot work, and freight-elevator bookings are written before mobilization.

What is a hand-back?

The date a defined area is returned to the business: punch items for that area closed or dated, and the business able to use it as the scope described.
