A live plant
We work around a running operation only when shutdowns and access are in the scope. “We will be careful” is not a plan.

The plant keeps running. The crew works inside the window that was written down.
About this work
Industrial construction is planned around a plant or warehouse that often has to keep running. Beckman Construction writes site rules, who may enter, delivery routes, and shutdown windows before mobilization. Process equipment the owner installs is identified so it is not mistaken for our scope.
Scope sheet
If it affects the operation, it is a contract line, not a kickoff surprise.
| Subject | Written before mobilization | Why it matters |
|---|---|---|
| Area of work | Bay, line, or square footage on a plan | Crews do not wander a live plant |
| Shutdowns | Dates and hours the line can stop | A window missed is a lost production day |
| Access | Gate, badge rules, escort, and parking | An unbadged crew does not enter |
| Deliveries | Dock, laydown, and the path that stays clear | A blocked dock stops the warehouse |
| Structure and slab | What is in the drawings: slab load, steel, pits | Equipment weight is an engineering fact |
| Power | The service and disconnects in our scope | Owner equipment may need a different feeder |
| Owner equipment | What the owner sets and what we only provide space for | A machine is not “included” by being on a photo |
| Hazardous materials | Who surveys and who removes them | Crews do not disturb material that is not cleared |
| Closeout | The area released back to operations, inspections, and the as-built notes | Operations needs the file, not a verbal all-clear |
01
What must keep running, where crews may not go, and which docks stay live.
02
Hazards, badges, deliveries, and the person who can stop work.
03
Construction proceeds on the dates and in the bays that were agreed.
04
Inspections, accepted changes, and a record operations can file.
We work around a running operation only when shutdowns and access are in the scope. “We will be careful” is not a plan.
Someone named in the contract can stop a task when conditions change. A plan nobody owns is a poster.
If asbestos, lead, or another regulated material may be present, the contract says who surveys and who removes it. That area stays untouched until it is cleared.
We do not claim a tonnage, a crane chart, or a completed plant on this page. Those facts belong to a specific contract.
Only inside the access rules and away from the line, or during a shutdown the contract already dates. The proposal says which.
Only when the scope says we set that equipment. Otherwise we leave the slab, power, and clearances the drawings assign to us, and the owner’s vendor sets the machine.
People named at kickoff, under the site rules. A new subcontractor is not walked in without that step.

Beckman Construction prices the building in front of us. We do not publish a rate card, and we do not start work on a verbal price.
