The work

Three kinds of project. One file.

Beckman Construction delivers three kinds of project: a home that stays occupied, a workplace that stays open, and a facility that stays in operation. Photographs of published jobs are on Recent projects.

Dallas home additions 01

Dallas homes

Dallas home additions

Two-story additions and new kitchens, planned so the family can stay in the house. The rooms that remain in use, the noisy days, and the inspections are written before demolition.

The file holds the scope, the allowances, the changes, and the punch list. Handover is the completed addition plus the records the owner keeps.

  • Occupied house
  • Phased rooms
  • Allowances in writing
  • One punch list

Workplace renovations 02

Workplaces

Workplace renovations

Occupied office floors refreshed in phases so the business can keep working. Each phase names the rooms, the door people use the next morning, and the date that area is handed back.

Demolition does not start until access, after-hours rules, and protection of adjacent desks are agreed.

  • Business stays open
  • Phase hand-back dates
  • Dust and noise limits

Facilities

Facility improvements

Equipment-area work planned around live operations. Shutdown windows, deliveries, and who can stop work are written before the crew mobilizes.

Quality is reviewed while the area is still open, not only on the last day.

  • Live operations
  • Shutdown window
  • Stop-work authority
  • Closeout records
How this work is planned

From the first note to the first day on site

  1. 01

    Name the project type

Home, occupied workplace, or a facility that stays in operation.

  2. 02

    Send the site facts

Location, what must stay in use, and any date you already have.

  3. 03

    Receive a written scope

Inclusions, exclusions, schedule, and price. That is not yet a contract.

  4. 04

    Start when you accept it

Work starts when the written scope, schedule, and price are accepted.

What each project type settles first

The building type changes the first constraint. The file does not.

Project type Who stays on site Written before mobilization
Home addition The household Rooms in use, allowances, inspections
Workplace renovation The business Phases, access, hand-back dates
Facility improvement Operations Shutdown window, deliveries, stop-work

Questions before you write

Where are the photographs?

Published jobs are on Recent projects. A job that is still private is discussed in the consultation.

Do you work outside Dallas?

The office is in Dallas. The location of the site is part of the first conversation and the written scope.

Can you price from this page?

No. Each site is priced after the location, scope, and constraints are understood.

First note

Tell the office what has to stay open.

A reply within one business day is a conversation, not a contract. Work starts when you accept the written scope, schedule, and price.
