Questions

Project questions

Answers from the Dallas office about starting a job, staying in the building while work is open, and what you receive at handover.

Starting a project

What kinds of work do you take?

Residential, commercial, and industrial construction, including renovation and fit-out. The first conversation is to see whether the site, the scope, and the schedule fit.

Is a consultation a contract?

No. A consultation produces a written scope, schedule, and price. Work starts only when you accept that writing.

What should I send first?

The address or area, whether the building stays occupied, new build or renovation, the outcome you need, and any date you already have. Drawings help. A room list alone is not a scope.

Do you price from photographs?

Photographs help us understand the building. The price follows a written scope. An allowance is used when a finish or a product is not chosen yet, and that allowance is named.

Where are you based?

Project leadership is in Dallas. Site work follows the location in the agreement. Hours are Monday to Friday, 8:00 to 17:00 Central Time.

During construction

Who is accountable?

One founder-led company. The same lead stays with scope, field questions, and closeout. When the drawing and the site disagree, that lead records the decision before extra work proceeds.

How are changes handled?

A change states what is added or removed, the cost, and the effect on the finish date. Extra work waits until you accept that record. A text message can start the writing. It is not the contract.

When is safety planned?

Before mobilization. The plan names hazards, access, deliveries, occupied rooms, and who may stop work. It is revised when the phase changes.

Can we stay in the building?

Often, yes. Each phase names the rooms that stay in use, how they are protected, and the date that area is handed back. After-hours work is only when the proposal and the building rules allow it.

How do we see progress?

The project lead reports against the written schedule. Contract status on this site uses the contract number. A general news page is not your job’s notice board.

Handover and records

What does handover include?

The completed scope, punch items closed or still listed with a date, inspections, and the manuals or certificates the agreement names. Leaving the site is not the same as closing the file.

What records do we keep?

You receive the accepted proposal, accepted changes, and the handover pack. The office keeps the same papers in the project file. Ask during the job if you want the current set.

How fast do you reply?

Within one business day. Messages after 17:00 Central Time, or on a weekend, are read on the next open day.

Where are photographs of finished work?

Published jobs are under Recent projects. The portfolio page describes kinds of work. A named project and its references are shared in a consultation.
