Four kinds of building. One way of writing the job down.
About this work
Beckman Construction delivers four kinds of work from the Dallas office: new and renovated homes, commercial buildings and fit-outs, industrial facilities, and interior renovation of buildings that stay in use. Project management and durability decisions run through all four. They are not a separate product.
Homes and additions
Ground-up homes, additions, and house renovations. Allowances, inspections, and the rooms a family still uses are named before demolition.

Workplaces and retail
Workplaces, retail, and mixed-use. Business hours, public access, and the date each area is handed back are in the contract.

Facilities
Plants, warehouses, and equipment areas. Shutdown windows, site access, and who can stop work are written before mobilization.

Occupied interiors
Interiors of buildings that already exist. Existing conditions, dust, noise, and adjacent rooms are planned before the first cut.

Scope sheet
A capability is a type of building. The proposal prices a specific scope on a specific address.
| Capability | Usually included once scoped | Named separately | Decided before mobilization |
|---|---|---|---|
| Residential | Structure, enclosure, MEP rough-in, specified finishes | Cabinet, counter, and flooring allowances if not selected | Which rooms stay occupied |
| Commercial | Demolition of the listed area, build-out, listed MEP | Landlord work, furniture, low-voltage if excluded | Hours the business stays open |
| Industrial | The defined area, slab or steel in the drawings, listed power | Process equipment the owner installs | Shutdown dates and access |
| Renovation and fit-out | Selective demolition, partitions, listed finishes | Unknown conditions behind finishes | Protection of adjacent areas |
| Project management | One lead, schedule, change log, closeout file | Not a standalone hourly retainer | Who approves a field change |
| Durable construction | Materials specified for the use and the maintenance the owner accepts | A green label with no service life | What must last, and what is an allowance |
01
House, workplace, facility, or an interior that stays occupied. Send the address and any drawings.
02
Inclusions, exclusions, and allowances are listed. An item that is not listed is not in the price.
03
Trades are sequenced. A change records cost and time before the extra work proceeds.
04
Inspections named in the contract, a punch list that is closed or dated, and the papers the owner keeps.

A text message is not a change. The record states what is added or removed, what it costs, and how the finish date moves.
Framing, rough-in, and finishes are reviewed before they are covered. The last week is for punch items, not for discovering the structure.
The company is at 1700 Pacific Ave, Dallas, TX 75201. A consultation is a review of scope. It is not a contract until you accept the written proposal.
No. A house addition, a retail floor, and a plant bay do not share a rate. The proposal prices the drawings, the allowances, and the constraints on that site.
Yes, when the proposal says so. A commercial renovation is both commercial work and a fit-out. The scope still lists each area.
After the written scope, schedule, and price are accepted, and after the permits the contract assigns are in place.
Dallas office
Beckman Construction prices the building in front of us. We do not publish a rate card, and we do not start work on a verbal price.
