A Beckman Construction project is controllable when the file shows four things: the scope the price describes, every change to cost or time, the quality reviews made while the work was open, and the records handed to the owner at the end.
01
Scope
The written scope is what the price and the schedule describe. It lists inclusions, exclusions, and allowances. A list of rooms without finishes, or a finish without a product, is not yet a scope.
When the drawing and the site disagree, the person named in the proposal decides, and the decision goes into the file before extra work proceeds.
- Inclusions and exclusions
- Allowances
- Who decides a conflict
02
Quality while the work is open
Reviews happen at framing, rough-in, and finishes, not only in the last week. Each review names the drawing, the area, and whether the work matches the agreed materials.
A verbal “it looks fine” is not a review. A note and a photograph are.
- Framing
- Rough-in
- Finishes
- Photograph and note
03
Changes
A change records what is added or removed, what it costs, and how the finish date moves. Extra work waits until that record is accepted.
04
Closeout
Punch items, inspections, approved changes, and the manuals or certificates the owner needs are part of finishing. The job is not closed because the crew has left.
- Punch list
- Inspections
- Owner records
The file at each stage
If a paper is missing, that stage is not finished.
| Stage | Must be in the file | Not enough |
|---|---|---|
| Proposal | Scope, exclusions, allowances, schedule | A room list only |
| Construction | Accepted changes, quality notes | A text message |
| Handover | Punch list, inspections, owner records | The crew has left |
Straight answers
Is a verbal change enough?
No. A change is accepted in writing with its effect on cost and the finish date before the extra work proceeds.
When is quality checked?
During the work: framing, rough-in, and finishes. The last week is for punch items, not for discovering the structure.
What do we keep after handover?
The accepted scope, the changes, inspection records, and the manuals or certificates named in the agreement.
